Ideas & Planning / Choosing an ADU

ADUs in Manatee & Sarasota

Inside, attached,
or across the yard?

The best ADU arrangement starts with the people who will live there. Think about how close you want to be, what you want to share, and where each household needs its own space.

Here’s how a detached cottage, attached addition, and interior conversion can feel in everyday life. See illustrations of all three options.

01 / A detached cottage

A separate home.
A short walk away.

Picture an adult child coming home from work through their own front door, or a parent joining dinner and heading back across the garden afterward. A separate building creates a clear boundary between the two homes.

Plan the outdoor connection as carefully as the rooms: the path, parking, entrance, lighting, and places to sit. Talk through how much yard each household wants to use and where visitors will arrive.

Questions to explore: Where could the cottage sit? How would utilities reach it? Would the walk between homes work for your family in different weather and at different stages of life?

02 / An attached addition

Close by,
with a place of your own.

An attached ADU adds a second home alongside the main house. It can suit a family that wants nearby company and support while keeping separate kitchens, bathrooms, and routines.

Start by discussing the relationship between the spaces. Where should the new entrance face? How will bedrooms stay quiet? What outdoor space will be shared? The design also needs to consider the connection between the new work and the existing building.

Questions to explore: How would the addition affect windows, the yard, and access to the main home? What would construction mean for the people living there?

03 / An interior conversion

Find a new purpose
inside the home.

An interior ADU uses part of an existing house or garage to create a home with its own kitchen, bathroom, and entrance. It starts with a careful look at the space you already have.

Think beyond fitting furniture into a room. Discuss daylight, privacy, sound, storage, and the route in and out. Decide what the main household would give up and how those functions would be replaced.

Questions to explore: Is the goal an extra bedroom within the household, or a separate dwelling? Would the layout allow independent daily life? What building and utility changes would be needed?
